Most lenders and banks do not lend to "not landed new immigrants". Non-landed immigrants have Social Insurance Card (SIN) starts with "9 xx xxx xxx". Although it is harder to finance in this category, there are still programs available for you.
If your SIN starts with 9 xx xxxx xxx, and you come to Canada for work transfer or you already have a job, you can get financing. You may able to finance the purchase up to 90%, providing bank reference letter (stating you are a client of them in good standing), 3 months full time employment record (by a form of employment letter stating you have been working full time with them, not on probation, show income, start date), show down payment is from applicant's resource (not a borrowed fund). Sometimes work visa maybe required; it is case by case.
For high ratio New Immigrant products, the rate is not the best discounted rate. But it is not too off from it either. Just to note that you will see a tiny bit higher rate.
